Landlord benefits

The landlord often benefits when we bring the property up to a higher standard. This could include refurbishment, renovation, redecoration and new furniture.
When this is done we rent the individual rooms using ASTs. All tenants are thoroughly vetted and credit checked.
We offer a high level of service in respect of looking after the property; we treat it like our own, the garden is regularly maintained, and our staff clean the common areas weekly or fortnightly, as required. The usual property inspections are included within the management contract .

What’s the catch?

Put in the most straight forward terms, there isn’t one. Our profit is simply the difference between the rent we collect from tenants who are renting individual rooms from us, and the letting agent fees, utility bills, light maintenance, if agreed, any HMO compliance costs, insurance, and possible void periods. In addition, usually at the start of each rental, our costs include any agreed refurbishment in order to prepare the property for the higher end tenants we look for, and of course the guaranteed rent we pay the landlord. It really is that simple.
We take on all the risk because we are confident about our ability to assess an HMO rental and manage it well and profitably. It’s what we do!

We have spent many years gaining experience in the HMO market, over 15 years in fact. As landlords we understand the importance of choosing the right tenants. We have an excellent record of keeping our rooms fully occupied; to date have never had a missed rent, this is something we are very proud of.
Because we deal with all tenant issues, you and your client/landlord can rest assured that the property is being well managed and looked after. We welcome visits/inspections from both the landlord and agent, providing at least the normal 24 hour notice has been given; in fact we encourage it.
Your customer/landlord will receive their rent at the same time every month, worry-free.
